Are You Experiencing Buyer Fatigue?
Here are two suggestions if you’re experiencing buyer fatigue.
Are you a buyer in the current real estate market or considering buying soon? This market can be challenging; we’re working with many buyers, and sometimes it takes up to seven offers before you win a home. If you’re a buyer who’s frustrated with the market, we call that buyer fatigue: You’re making offers, falling in love with homes, not getting them, and feeling defeated.
You may have the cash but don’t want to pay $50,000 or $100,000 more than the home is worth. However, remember that you’re buying future equity. Our market is extremely strong, there are no signs of it slowing down, and we have plenty of business moving into the area, creating job growth.
If you still can’t or don’t want to pay way over a home’s value, your first option could be looking into surrounding areas. For example, if you want to purchase in Nashville, consider the outlying areas such as Joelton, Gallatin, or Hendersonville; you may need to live a little further out to get what you want. Outlying areas are still seeing great growth, but there’s less competition there.
The second thing we’re encouraging buyers to do is to look into new construction. The market is trending up right now, so if you contract a new construction home today, you’ll see an increase in your home’s value; you’ll be walking into equity. Some builders are backed up these days and have sold all their inventory, but we can get you on a waiting list with a builder you like in a neighborhood you want to live in so you’re one of the first people they call when they begin building in that area.
